Duties & Responsibilities
Â
- Management of Junior Property Mangers
- Maintain capital improvements planning through regular inspections of property for damage, contractor effectiveness, and areas of improvement in line with Asset Management and owner goals Â
- Perform regular site visits, monitoring all on-going maintenance/construction projects
- Monitor and improve cleanliness and general state of the properties
- Ensure that the properties are adequately insured and maintain an up to date property asset register in conjunction with the finance department
- Coordinate property maintenance and improvement projects with contractors and tenants, expedite the completion of work, and prepare the maintenance team to respond in emergency and crisis situations
- Manage and plan property operations budgets, monitoring property income, controlling and reviewing expenses, and compiling required reports including weekly, monthly, quarterly leasing, variance, and capital reporting
- Attend operations meetings and present routine reports, including activity reports, variance reports and property inspections reports
- Manage tenant arrears in conjunction with the finance department
- Ensure that vacancies are filled, and buildings are achieving agreed rentals on an ongoing basis in conjunction with the Leasing Department
- Ensure that monthly utility recoveries are recouped from service providers
- Ensuring that fines related to infringements are implemented and billed to tenants when necessary
- Work with accounting, credit control, leasing, and billing departments, in effectively resolving tenant issues, disputes, and contracts
- Understand building systems in order to competently prepare specifications and implementation of large maintenance projects and service agreements
- Maintain building systems by contracting for repairs and services while complying with building codes and regulatory provisions
- Handling of tenant queries and complaints that have been escalated by Building Managers
- Overseeing of tenant and on-site staff training programmes and tenant satisfaction surveys
- Compilation of motivations for CAPEX and OPEX expenditure
- Overseeing the setting up of appropriate marketing strategies to ensure the efficient performance of the property    Â

Desired Experience & Qualification
- A minimum of three- five years in Property Management is required
- At least three years managing a property of no less than 500 units, as well as a team of 15+ team members, is required
- A proven ability to provide exceptional leadership, motivation and develop staff to achieve results
- NQF Level 8 property related tertiary education and CPM®
- Knowledge of the residential tenancy laws and regulations
- Proficient accounting knowledge is required, along with a basic understanding of building systems
- Highly proficient in a variety of computer software packages
- Exceptional analytical, organizational, communication (verbal and written) and interpersonal skills
- A high degree of professionalism and dedication to all stakeholders
- Ability to read and interpret financial reports (basic accounting fundamentals are required)
